The Rhode Island Chapter CSI is happy to save you a trip to California. Our presentation this month is one that has been selected for the education program at the Institute’s national convention in Long Beach later this year.

Building construction involves a complex assembly of products and execution from numerous sources. To counter this, specifications usually include warranty requirements to ensure that those who supply and install each element have an interest in the long term performance of the assembly, however warranties can be instruments to limit the provider’s liability rather than a guarantee of the performance of the building systems. Rather than aligning interests with the need of the owner to have a building that performs, warranties can absolve participants of all but very narrow responsibility. Furthermore, improper installation of one component can damage another causing failure of the assembly as well as negating the warranty on the damaged material. This program will explore options for specifying complete system warranties and how these can be used to incentivize all participants with accountability for the outcome.

Upon completion of this program, participants will be able to:
1. Examine the complexity of multiple component assemblies, the impacts of improper installation, and how warranty language can limit the liability of the provider rather than protecting the interests of the owner
2. Discover the difference between product, installation and system warranties and how they relate to building performance
3. Specify system warranties and language that can be used to ensure coordination, proper installation and higher quality construction
4. Discuss the barriers to implementing and obtaining system warranties and how they can be overcome
